Condos did the volume: 69 sales at a $1,895,000 median, averaging $1,899 per square foot, the highest of the three. Co-ops were the quarter's sprinters, 47 sales at a $930,000 median reaching contract in a 22-day median, the fastest lane in the neighborhood and its most attainable entry. Houses did townhouse things: 38 sales at a $3,862,500 median, capped by the quarter's top sale, a five-bedroom on 3rd Street that closed at $9,500,000 after 24 days on market (Compass closed-sales records, Q2 2026).
Where the money went
The spread tells you more than the median. 18% of sales closed under $1,000,000, nearly all of them co-ops. 35% landed between $1,000,000 and $2,000,000, 23% between $2,000,000 and $3,000,000, and 23% cleared $3,000,000. By bedroom count: one-bedrooms ran a $780,000 median across 19 sales, two-bedrooms $1,585,000 across 41, three-bedrooms $2,300,000 across 34, and four-bedrooms $3,318,719 across 14 (Compass closed-sales records, Q2 2026). The median sale closed exactly at ask, the average ran 2.4% over, and every property type cleared at rates most neighborhoods can't touch: 73% of condos, 71% of co-ops, and 64% of houses went at or above (Compass closed-sales records, Q2 2026). June was the quarter's big month, 65 closings at a $2,100,000 median against 45 in April and 44 in May. Read that as mix, larger homes closing, rather than a one-month price jump.

Come fully underwritten, because your offer competes on certainty here, and in a 25-day market the seller picks the buyer who can close. If a listing is priced to the last 90 days of comps, the discount you're waiting for isn't coming; 70% of the quarter said so.
