114 homes closed in Crown Heights between April and June at a $1,435,822 median and a $1,460,566 average, and the neighborhood ran two markets at once. Condos closed at ask; townhouses negotiated. The median listing reached contract in 42 days and 55% of sales landed at or above asking (Compass closed-sales records, Q2 2026). This is the monthly Crown Heights market report, refreshed as new closings record; the borough-wide picture lives in our Brooklyn market report.
What sold, and for how much
Property type | Sales (Q2) | Median sale price | Average sale price | Avg. price per sq ft | Median days on market | At or above ask |
|---|---|---|---|---|---|---|
Condos | 64 | $1,448,048 | $1,412,976 | $1,365 | 40 | 64% |
Co-ops | 10 | $462,500 | $453,200 | $637 | 73 | 56% |
Houses | 40 | $1,680,000 | $1,788,551 | $606 | 55 | 27% |
The split is the story. Condos, most of them newer development, did the volume at 64 sales, a $1,448,048 median, and $1,365 per square foot on average, with 64% clearing ask in a 40-day median. Houses ran a higher median at $1,680,000 across 40 sales but averaged $606 per square foot, less than half the condo figure, and only 27% cleared ask over a 55-day median. Same blocks, opposite leverage. Co-ops were the thin lane: 10 sales at a $462,500 median over 73 days, a small sample worth reading gently (Compass closed-sales records, Q2 2026).
Where the money went
13% of sales closed under $750,000, 25% between $750,000 and $1,250,000, 42% between $1,250,000 and $2,000,000, and 20% cleared $2,000,000. Bedrooms ladder the same way: one-bedrooms ran a $575,000 median across 13 sales, two-bedrooms $1,452,036 across 36, three-bedrooms $2,077,250 across 12, and the six-bedroom line, which is really the multi-family townhouse market wearing a bedroom count, ran $2,115,000 across 10 (Compass closed-sales records, Q2 2026).

Pace, negotiation, and the quarter's rhythm
Among the 69 sales reporting marketing time, 35% reached contract inside 30 days and 23% ran past 90, so the neighborhood splits its outcomes more than the brownstone belt to its west. June carried the quarter with 55 closings against 28 in April and 31 in May; May's lower $1,233,644 median came with 5 of the quarter's 10 co-op sales, which is mix, not a price move. The quarter's top sale was a five-bedroom single-family on Bergen Street at $4,200,000, and even the trophy took 198 days, which is the house market's negotiation story in one listing (Compass closed-sales records, Q2 2026).
For buyers right now
Decide which Crown Heights you're shopping. In the condo market you're competing: 64% cleared ask, so bring the underwritten pre-approval and clean terms. In the house market you hold real cards. Only 27% of houses cleared ask, the median took 55 days, and long-sitting listings like the Bergen Street sale show sellers who eventually met the market. Use your inspection, price your renovation honestly, and let the days on market do some of your negotiating.
For sellers right now
If you're selling a condo, price to the last 90 days and expect a clean fight. If you're selling a house, your first number matters double here, because house buyers in this neighborhood are negotiating and they can see your days on market as clearly as you can. Priced to the block's actual closings, you skip the 90-day column entirely.
