Brooklyn Heights and DUMBO are neighbors in geography but very different in character. Brooklyn Heights: The Case for Permanence

Brooklyn Heights is one of the oldest and most established residential neighborhoods in New York. It was the first neighborhood in New York City to receive landmark protection, and that designation has preserved its character in a way few urban neighborhoods have managed. The streets are quiet. The brownstones are intact. It feels like a neighborhood that was built to last — and it has.

Buyers who are drawn to Brooklyn Heights tend to value: architectural history, a genuinely residential atmosphere, proximity to the Promenade (one of the great urban promenades in the world), and access to strong public schools including PS 8 and Brooklyn Heights Montessori.

The housing stock skews toward co-ops and single-family or multi-family townhouses. If you want to own land in a landmarked historic district with some of the most beautiful architecture in New York, Brooklyn Heights is the answer.

The trade-off: Brooklyn Heights is quieter and less commercial than DUMBO. There are good restaurants and a few retail corridors, but it's primarily a residential neighborhood. If you want a vibrant street-level food and nightlife scene on your doorstep, you'll need to walk a few blocks to Brooklyn Bridge Park or into DUMBO.

DUMBO: The Case for Creative Energy

DUMBO is one of the most visually dramatic neighborhoods in New York. The Manhattan Bridge frames the end of Washington Street in one of the most photographed views in the city. The streets are cobblestone. The buildings are converted industrial warehouses with soaring ceilings, exposed brick, and wide-plank floors that you simply cannot replicate in new construction.

DUMBO buyers tend to be drawn by the architectural distinctiveness of the loft product, the proximity to Brooklyn Bridge Park, and the neighborhood's energy — a mix of tech offices, galleries, boutique retail, and excellent restaurants along Water Street and Front Street.

The housing stock is primarily condominiums, which makes DUMBO easier to finance and more flexible for buyers who may want to rent the unit in the future. There are fewer co-ops and virtually no standalone townhouses.

The trade-off: DUMBO is smaller and more tourist-trafficked than Brooklyn Heights. On weekends, the main corridors and the park area see significant foot traffic. It's also one of the priciest markets in Brooklyn on a price-per-square-foot basis.

The Commute

Both neighborhoods have good Manhattan access. Brooklyn Heights sits above the High Street A/C station and the Clark Street 2/3 stop. DUMBO is served by the York Street F station (a 10-minute walk from most of the neighborhood) and the High Street A/C just across the bridge. Both neighborhoods are also bikeable to Manhattan via the Brooklyn Bridge.

Which One?

If you want a co-op or a townhouse on a quiet, tree-lined block in a landmarked neighborhood — Brooklyn Heights.
